1. Advertise, market and promote the property to attract qualified tenants with verifiable credit, criminal, landlord history and references.
 
2. Negotiate lease rates, terms, conditions, preparation of lease documents and forms, collect rent monies and enforce rules and regulations of lease agreement.
 
3. Upon termination of lease, inspect property and reconcile security deposits.
 
4. Written physical property inspection reports as needed specifying any required or needed repairs.
 
5.  Obtain competitive bids for necessary repairs and maintenance, supervise any repairs authorized by owner.
